From 2017 to 2021, I took a detour from recruiting into market and data analysis. As an extention of my recruiting work I had already been conducting my own workforce analysis, monitoring new office space leases and closures to poach talent.

I was hired into O’Connor Consulting, and worked under the aegis of Principle, Brian O’Connor. Soon after joining, we received notice that Dupre + Scott Apartment Advisors were shuttering their research operations. This was a prime opportunity to create a new research and reporting product and fill the market ga that Dupre + Scott was leaving in the CRE marketplace.

The task was Herculean. Dupre + Scott had fine-tuned their work over three decades.

Our reports were:

  • Development Report

  • Rent and Vacancy Report

  • Expenses Report

  • Sales and Investment Report

My role was to reverse-enginee the Dupre + Scott reports, define technical reporting, conduct original research, QA all data and results, interpret results and the data and provide insights about the CRE apartment.I created and led a market survey every quarter.

We rolled out our first report within a year.

By September, 2021, we surveyed more than 183,000 apartment units per quarter, encompasing aproximately 92% of the market at the time.

The intended users were CRE industry participants that plan, develop, build, lease, own, manage, and/or finance apartments in the Puget Sound market.
